Waiting for Mortgage Rates to Drop? Why Buying a Home Now Could Be the Better Opportunity

by Christopher DeKanchuk

If you’re thinking about buying a home in Charleston, Mount Pleasant, or the surrounding South Carolina Lowcountry, you may be asking the same question as many other buyers:

Should I buy now or wait for mortgage rates to drop?

Waiting for a lower interest rate may sound like the obvious choice. But focusing only on the mortgage rate can cause buyers to overlook another important factor: the price of the home and the amount of competition in the market.

Sometimes, the opportunity isn’t about getting the lowest rate. It’s about purchasing the right home at the right price.

Buy Now vs. Wait for Lower Mortgage Rates

Consider this hypothetical example using a 30-year fixed mortgage with a 20% down payment.

If you purchase a $900,000 home at a 7% interest rate, your down payment would be $180,000 and your loan amount would be $720,000. The estimated monthly principal and interest payment would be approximately $4,790.

Now imagine waiting until mortgage rates reach 6%, but increased demand and market conditions mean the home you want costs $1,000,000.

With 20% down, you would need $200,000 upfront and finance $800,000. Your estimated principal and interest payment would be approximately $4,796 per month.

That’s almost the same monthly payment.

The difference? In this hypothetical scenario, waiting means paying $100,000 more for the property and bringing an additional $20,000 to the down payment.

What Happens When Mortgage Rates Fall?

Lower mortgage rates can improve affordability, but they may also encourage buyers who have been waiting on the sidelines to re-enter the housing market.

More buyers can mean more competition for desirable homes, particularly in sought-after Charleston-area communities.

In a less competitive environment, buyers may have more opportunities to negotiate factors such as purchase price, closing costs, repairs, or other terms. Every transaction is different, but market conditions can matter just as much as the interest rate.

You Can Potentially Refinance the Rate—Not the Purchase Price

This is one of the most important concepts for prospective homebuyers to understand.

If mortgage rates decline after you purchase a home, you may have the opportunity to refinance, subject to qualification, costs, equity, and future lending conditions.

Your original purchase price, however, doesn’t change.

That’s why waiting solely for a specific mortgage rate may not always produce the financial advantage buyers expect.

Look for the Opportunity in the Charleston Real Estate Market

There is no universal “perfect” time to buy a home. The better question is whether today’s market presents an opportunity that makes sense for your financial situation and real estate goals.

If you’re considering buying a home in Mount Pleasant, Charleston, or the surrounding Lowcountry, CJD Homes Coastal Team at Real Broker, LLC can help you evaluate the numbers, understand current market conditions, and negotiate strategically.

Don’t just wait for the rate. Look for the opportunity.
